The original GDC sections
Much of Port St. Lucie was platted and built by General Development Corporation from the late 1950s through the 1980s — the quarter-acre lots on a grid that make up the older sections around Sandpiper Bay, Southbend and the streets off Prima Vista and Airoso. These are modest, sturdy houses, and their electrical systems are now at the age where the whole set of problems arrives at once: a full or obsolete panel, no GFCI where current code wants it, aluminum branch circuits in some of the early-70s builds, and a grounding electrode system that was never quite right. They're also where a lot of first-time buyers land, which means a lot of these calls start with an inspection report.
Tradition, St. Lucie West, and the new build west
The newer half of the city is a different job entirely. Houses in Tradition, St. Lucie West and the developments pushing west have sound modern wiring and adequate services — but they were also built to a production-builder spec, which means the electrical is exactly what the plan called for and not one circuit more. Almost every call out here is about adding: a charger, a screened-lanai kitchen, a pool that wasn't in the original contract, lighting in a garage that came with a single fixture.
Pools, lanais and everything added after closing
Port St. Lucie has an enormous number of homes that got their pool, screen enclosure or extended lanai after the house was finished — sometimes years after, sometimes by whoever was cheapest. Pool equipment circuits and equipotential bonding are the two things Ken checks first on those, because a pool added as a follow-on job is where bonding most often gets shortchanged. It's not visible, it's not something a homeowner can inspect, and it's the part that actually protects swimmers.
